forming condominium-seperating bldgs on one parcell
How does one construct condominium sale and follow zoning ordinance in order to sell only one building on a four acre lot zoned three acre which has own sewage system but shares use of well yet has two units within building, the same having existed thus for forty years ? Another building on same tract having residential use also with own sewage system ?

Your question is incomprehensible, but even if it were, there are too many ""ifs" to ever give you an answer. You really need to sit down with an atty. You may not be able to do what you want, or it may just be impractical (financially prohibitive), OR, it may be as simple as requesting partition of the property ot interest.
