found sub-lettor but he bailed my final payment accepted

I wanted out of my lease for health reasons so the landlord said ''ok'' if I found someone to fulfill the final 3 months. I did and he accepted final payment and I was given a date to be out. I was in contact with the new leasee and he picked up the lease from the landlord and took it to be filled out. The landlord went on vacation for a week and I spoke with the new leasee and he confirmed he was going to return the filled out forms when the landlord returned and I made arrangements to move into my new home.The new leasee disappeared!Neither I or the landlord could reach him on the phone. Now the landlord is trying to hold me responsible for the remainder of the lease, is keeping the security(which I didn't dispute from the start),is charging me for trumped up damages and for all his legal fees. This seems wrong to me. Don't tenants have rights too?

Based on the information you provided it would appear you have some grounds, however the crux of the matter is whether the sub-lease took affect and in most cases of a sub-lease you are still responsible for the remainder of the lease if the sub-lease tennant does not pay, you are not off the hook and may owe the remainder, it depends on how your sub-lease agreement is written. As far as the extra security deposit etc. those are mitigating factors that could reduce the amount you owe.
