Legal Question in Real Estate Law in Pennsylvania
I have a friend who is out of state and has been renting a home here in Erie to people for approx. 2 years. They will not answer his calls and have been very late with the rent lately. He wants them out. Any suggestions on how he can most easily get them to leave?

He will have to go through a legal eviction in the county where the home is located. There are some lawyers who do lots of these on behalf of landlords, so it would probably be more economical and faster to find one of them.

Pennsylvania has a specific Landlord/Tenant Act that addresses all such transactions. Residential leases are covered through the local Magistrate Court, which is essentially Pennsylvania�s version of Small Claims Court. The blue pages in the phone book should provide a list of the Magistrate Judges in the County and often list which townships each Judge covers. Before a Complaint is filed, the landlord must comply with the terms and conditions set forth in the Lease and, if appropriate, a Notice to Quit may be required.
