Legal Question in Real Estate Law in Pennsylvania

Garage Fire

A little over two months ago, there was a fire in the garage that I rent, for my car. It was caused by faulty wiring according to the Fire Marshalls report. My car was a 1990 Geo Tracker it was in excellent condition. But due to the year I owniy carried no-fault coverage.

I called the rental office the day after the fire, they told me that they have insurance but it only covers the building repairs and are not responsible for the contents.

There is no lease just month to month. There was never a verbal or writen agreement with the property owner, releaving them of financial liability.

My question is this

Are they responsible? Can I take them to Small Claims Court?

or is it my loss? What are my rights in this matter? And can I sue for Blue book value of my car?

Thank you for your time

Re: Garage Fire

You may have a claim for the fair market value of the car(blue book is fair market value. Depending on the value an attorney may be your best bet to recover the money. The key is proving that the owner owed you a duty, he breeched the duty, causing your financial loss. I offer free consultations.
