Gift of a life Estate

Does anyone know about this, how hard is it to prove and is it even possible in PA?

Its possible. The Donor would have to execute a deed specifically granting a life estate as the default is fee simple.

It would be proved by showing that a deed to that effect had been recorded at the Recorder of Deed for the county where the property was located.
