Legal Question in Real Estate Law in Pennsylvania

From Good Operation to Replacement in one year?

I brought my home last year, settlement was mid August 2003. During the home inspection the Central Air was found not functional and had to be fix or replaced by settlement. If fixed the unit had to be certified by a certified heating and cooling contractor which it was fix and a statement of Good Operation was placed on an invoice for the repair. Mid July 2004 I tried to use the Central Air only to find out it was not operational. I called the service company whom satated that it was in Good Operation only to have them tell me the unit was in bad shape and should be replaced? How can this be since the unit was certified in good operation last year? Do I have any recourse with the seller and or contractor?

Re: From Good Operation to Replacement in one year?

I suggest you have the matter reviewed in detail by attorney. It appears you have a claim against the former owner not the contractor. Good luck. Gerald Hershenson 215-579-9390
