Legal Question in Real Estate Law in Pennsylvania
Grounds and implications of lease termination
The house we are renting has an excessive mold spore count due to moisture (it is an older home in a wooded area. There is mold growing on all the piping throughout the house). When we have to close the windows due to cold weather we both end up with respiratory complications. I also have severe asthma, and this level of respiratory distress has led to many attacks. What are the responsibilities of the landlord to correct this problem? If they are extensive and he does not comply, would we have grounds for early lease termination?

Re: Grounds and implications of lease termination
This is a very serious matter, some types of mold are dangerous properties may need to be destroyed. You need to contact the health dept and have your property tested. If it cannot be repaired you definetely have grounds to cancel the lease early.
