Legal Question in Real Estate Law in Pennsylvania
Between my home and neighbor's is an abandoned alley that has not been used by the borough in 30+ years. Per the borough manager I can file with the county to have this property divided between my neighbor and I. He alluded to this process as a quiet title. Is this the correct method to obtain rightful ownership or is there another avenue such as adverse possession? FYI the property is in Pennsylvania and I am new to all of this so please technical lingo to a minimum. Thank you in advance for the help.

If your and your neighbor's deeds mention the alley, you both own an interest in it. If it is owned by the borough or county or state, the government unit may abandon it. This has to be done with a formal document that will be recorded. Then you and your neighbor may have an easement agreement also a formal document that will be recorded. The agreement should include all of the terms of your respective interests and obligations for use, repair, maintenance, etc.
