My husband and I bought a house with my mother and step father about fifteen years ago. We shared all expenses. October a year ago, my stepfather put my mother in a home and left the state. He has not paid the mortgage, taxes or any expenses since October of 2011. My mother passed away in March of 2012. All four names are on the mortgage. My husband and I have paid all obligations since October of 2011. We have had no contact with my stepfather. We are not even sure where he is. My husband passed away suddenly two weeks ago. How can I get my stepfather off the deed and the mortgage? What steps do I need to take?

Consult with a local real estate lawyer. Who currently is the legal owenr depends on how the deed of 15 years ago listed all of your names.
Getting your stepfather's name off title will be a problem, and you will need a lawyer's help to do that.
