Invalid Notary

Is an agreement of sale that has been recorded in the Recorder of Deeds invalid if the notary is not registered in the county of the City that is stated on the notary stamp?

Frequently notaries are not even from the same state. If a document has to be notarized it may be notarized wherever the person signing it is located at the time they sign it.

Why are you recording an agreement of sale any way? You record deeds.

As to the validity of the notarization that seems to me to be a hyper technical point. Is there some dispute as to who signed the document.

Sounds like you are grasping at straws to get out of this agreement. If an incorrect notary stamp is the best you have then you don't have much.
