If you have not been paying your rent, or if you have violated any of the terms stated in your lease, then the landlord can evict you.

Re: Kicken Me out
Your landlord may evict you for non-payment of rent or other acts that violate your lease. However, the landlord has to first go through the court process and get an eviction order from the court. The 10-day notice may be the first step in that process.
