How can I get out of my lease

I have lived in my apartment for 1.5 years and I want to buy a house, how can I get out of the lease I am currently in? The land lord wants me to pay for any remaninding time on the lease wheather or not I am living there. I hear of people getting out of leases all of the time, how do they do it?

In order to properly advise you the original written lease must be reviewed. If it was a yearly lease that was renewed for one year you have an obligation for the remaining rental. Provided the apartment is "habitable" (safe to live in), you are obligated to pay the full rent each month. However, if you move out and notify your landlord, they must use reasonable efforts to re-rent the apartment. If they do not try to re-rent the apartment, you have a defense to any action they take against you to enforce your rent obligation. If they try and cannot re-rent, then you may be liable for the remainder of the lease term. Please contact us with any further questions.
