Lease signed by renters only--notice given to our agent--can we back out?

We live in New Jersey, but recently signed a lease for a rental property in Pennsylvania. After we signed the lease, we discovered personal reasons that necessitated our staying in NJ. I alerted our agent, who was understandably not happy, but the lease, the terms of which the prospective landlord agreed to, has not been given to the landlord. Will there be legal ramifications to cancelling this still not-completed lease?

If the landlord had not signed the lease, it is incomplete and not valid. Send a letter to the broker, certified mail, revoking the lease. If it has already been signed by the landlord, you may have a problem unless the landlord is willing to let you out. This may require some negotiations if the lease was completed by your signature.

As to New Jersey, if written notice of withdrawal (via certified mail return receipt) of offer to lease is given to Realtor and prospective landlord prior to Landlord's execution of lease, there should be no legal consequences.
