Lease termination

Renting to a tenant with two children on a month to month basis with the understanding that either party can terminate lease giving 30 days notice. Can a landlord terminate the lease during the winter months. (Exception - mother with children)?

If there is a default you certainly can terminate. Without doing some research of the statutes, I believe that you can terminate the lease. However, the manner in which you do it is important. The timing of the notice, possible raising of the rent in the event that they fail to move out on timem are important elements of the letter.
