Legal Question in Real Estate Law in Pennsylvania

We have to leave for one year that stipulates if any minute then for more than 8 days out of the month they are to pay a $75. A friend of mine moved in and he is trying to charge her 150. Can he charge her more if our lease is valid until August 1, 2014?
