Legal Reasons for Breaking a Lease

My husband and I have lived in an apartment for over five years and are considered good tenants. Recently my husband had to take a job in another state for his health. We have about nine months to go on a yearly lease. We want to find another tenant for the landlord but if we don't, is there a legal way to break the lease, as the new job is over 100 miles away and my husband is getting tired of driving. We considered taking a month to month lease but the 20% surcharge on each month's rent seemed excessive to us. Any suggestions?

unless your lease allows you to terminate if employment moves, you are stuck with the terms of the contract. However, you should, in a congenial manner, request your landlord to allow you to leave. Perhaps he will do so for an affordable penalty.
