Legal Question in Real Estate Law in Pennsylvania

How long do I have to challenge location of fence?

My house sits on a .47 acre of land. My backyard neighbor has built a stone fence all around his property. I don't know if the fence is on my property or not. Right now I can't afford the $1000 estimates I've received from surveyors to see what my actual property lines are. IF his fence is on my property, have I lost that property forever?

Thanks.

A property owner can acquire possession of property by adverse possession. That is open and notorious possession of a tract for 21 years. I would put in writing to the owner who built the fence that you believe it is on your property. If he has a survey he can show it to you or maybe you can share the cost. If I can be of any assistence let me know. Gerald Hershenson 215-579-9390
