Legal Question in Real Estate Law in Pennsylvania
We made an offer and it was excepted on the purchase of a house contingant on the sale and settlement of our current house. Our house now has a sale agerrment. We had an inspection done on the house we want to purchase and are no longer interested in buying it because of all of the undisclosed problems with the house. Can I cancel the sale agreement on our house?

If your agreement to purchase had an inspection contingency, there were 2 possibilites:
a - you had the right to terminate the agreement if you were not satisifed with the inspection, with a deadline for your choosing that opti9on; or
b - there were deadlines for the inspection, sending the inspection report to the seller, asking for repair of specific items, and for the seller to respond.
The agreement should say which of those options you had.
In any event, if you have not kept to the deadlines, you are probably past the time for canceling your agreement to buy.
If you are talking about your agreement to sell, you would have to read that agreement to determine what your rights are.
This response is not legal advice, since I do not have all of the information that would be required, and I do not have a representation agreement with you.
* If the answers to your question confirm that you have a valid issue or worthwhile claim, your next step should almost always be to establish a dialog with a lawyer who can provide specific advice to you. Contact a lawyer in your county or township.
* Another reason for contacting a lawyer is that it is often impossible to give a good answer in the Internet Q&A format without having more information. The unique circumstances of your situation and things that you may not have thought to mention in your question may completely change the answer. If you want to be sure that you have a complete answer to your question and an understanding of what that answer means, establish a connection with a lawyer who practices in the area of your concern.
