Legal Question in Real Estate Law in Pennsylvania

Mechanics Lien

I recieved a notice of a Mechanics lien being placed on my home. I purchased the house April 1, 2008. The invoice to the building company from the company who supplied building materials is dated September 2007. I was served with the Lien July 17, 2008. Is this a valid lien? Does it meet the required timelines? Or can I send a letter requesting this lien to be released stating it does not comply with the required timelines? and who do I contact?

Re: Mechanics Lien

Send a copy of the Notice to the title insurance company that conducted the settlement for you and should have issued a title insurance policy to you.

The lien may be invalid or defective, but your first resource is the title company. It it doesn't step up, you will need to consult a real estate lawyer in your county.
