Get out of one month extension I just signed?

I had a one year lease, which I renewed for 6 months, then I got a one month extension and then last week another one month extension that expires on July 31.

I have now found a new apartment and want to move in July 1 (and move out of my current place June 30). Therefore, I want to get out of this extension that I just signed. Is there any way I can get out of it and not have to pay the July rent?

My landlord said I can't get out of it. They said they have 15 vacant apts and they don't need (or want) my apt to be vacant in July. My orginal lease had a 60 day notice policy, but my landlord has let me renew for six months and one month with as little as two weeks notice. They have also increased my rent $20 with every renewal. I feel that they are being flexible and changing the lease when it fits their needs, like when I renew, but not when it doesn't serve their needs.

Any help is apprieciated.

Extension of a valid lease is a binding proposition, in Pa. You are bound by the term you agreed to follow. Sorry
