mortgage document review
I have a mortgsage loan closing in 3 days. I want to have an attorney review the documents, especuially the broker-related fees that seem to have changed during the application process. The mortgage company says the documents will not be ready until the morning of the closing, leaving me little time for an attorney review.
My questions are:
1) What is the normal procedure in this situation?
2) Do I have an attorney review period for 3 days after the loan closing?
3) How can I find an attorney who would be good for this task?
4) How much should it cost?

Generally the actual documents aren't ready until right before closing. If you believe the fees have been changed you definitely need to speak to an attorney now to discuss remedies and liabilities you face if the closing does not proceed. Finding a good attorney is difficult butt speaking to them isa good way of judging their manner and style. Another way is to listen to the questions they ask. As to cost attorney's charge a wide variety of fees. Some people want the downtown firm with the wood paneled office others don't want to pay that overhead in their bill and hire a solo practioner. As a guide, I would expect $400 minimum and $1000 maximum to review the facts before hand and prepare for the closing and then a couple of hours of review at the closing. I offer free consultations.

You should contact the local bar association for an attorney recommendation. The cost could vary. I am not sure if you are refinancing an existing loan. You have three days after signing the new loan to recind. Where are you located?Gerald Hershenson 215-579-9390
