Mortgage Payoff

I will be selling my house soon and after the realtor fee I won't be left with much. Is there anyway for me to negotiate the payoff with the mortgage company for a lower amount? They have made about $50,000 in interest in the last 3.5 years off me. I have defaulted before so now I have to buy a property for cash and will be left with $78K, not a lot to start a new life with. What can I do?
