Legal Question in Real Estate Law in Pennsylvania

My mother owns a home in PA. It is part of a community. The house hasn't been visited in a year. But the mortgage is still being paid. The taxes are late as our the member dues and utilities. First question, can this house be taken from her? Second question, is there anything that can be done to hold off on these taxes so that her affairs can be put in order?

Before the home can be foreclosed on (which is how homes are taken from owners), written notice must be given. If you or your mother are getting mail, you should receive any notices about late or unpaid bills and whether any actions to foreclose are being started. Once such actions are started, she risks losing the home, unless she makes arrangements to pay them in full. This is true of both the taxes and the community dues. Utilities can become a lien, and are usually shut off for non-payment. This risks damage to the home from freezing pipes because of lack of heat and other damage. The home can be winterized to avoid such damage if no one is using it.

THIS RESPONSE IS NOT LEGAL ADVICE, SINCE I DO NOT HAVE ALL OF THE INFORMATION THAT WOULD BE REQUIRED, AND I DO NOT HAVE A REPRESENTATION AGREEMENT WITH YOU.

* If the answers to your question confirm that you have a valid issue or worthwhile claim, your next step should almost always be to establish a dialog with a lawyer who can provide specific advice to you. Contact a lawyer in your county or township.

* Another reason for contacting a lawyer is that it is often impossible to give a good answer in the Internet Q&A format without having more information. The unique circumstances of your situation and things that you may not have thought to mention in your question may completely change the answer. If you want to be sure that you have a complete answer to your question and an understanding of what that answer means, establish a connection with a lawyer who practices in the area of your concern.
