Who told him? First you just don't sign over a deed. A whole new deed needs to be drafted. You father's death also complicates the transfer. Also until the deed is recorded with the county of recorder of deed and the transfer tax is paid the ownership of the property doesn't transfer.
Assuming the property has some value why didn't you get a lawyer? Or take the advice of someone who doesn't know the law.
