municipal tax sale
we're considering purchasing a mobile home through a judicial sale. This home was up for bid a year ago but no one bid and its coming up again this year. We'd like to purchase it before the Oct. sale date. Aside from researching this at the courthouse, how can I do an abstract on the title, or must an attorney do this? The home has been empty over a year. If I hire an attorney, what is the normal charge for this service?

If you just want to abstract the mobile home not the real property you really don't do an abstract. What you're doing is more like due diligence.
The title for the mobile home is through Penn DOT. So you should check with them if there is any lien against the mobile home. You'll need the VIN and the Title Number. You'll also want to see if the current owners have any judgments against them. You check that with the prothonotary in the county where the owners live. You should also check with the local DJ to see if there are any DJ Judgments against the owners.
You should also check with the owner of the property where the trailer is located to see if they have any claims against the owners of the mobile home.
