Neighbor's Garage and Driveway Is On My Property

New neighbors recently moved into the house beside me. They are getting ready to build a fence so that they can keep their dog loose. They had their property surveyed, and according to the surveyor, ten feet of the neighbor's garage and driveway is on my property. (I have secretly known this for 25 years, but never let it be an issue.) Now I'm at the point where I want to extend my driveway to both ends of my property to accommodate two more of my cars. This would involve taking my half of the neighbor's driveway and garage out. Their garage is not used to store their vehicles; it is too small to even fit a car. They just use it for storage. (Don't ask me why someone would build a garage so small; I never understood that myself.) What should I do about this? Would it be appropriate to have an attorney draft a letter asking them to cease parking there? If you need more details, e-mail me.

My advice is to retain counsel immediately and not to speak to your neighbors on this matter, your neighbors now may either have an easement right or even own this portion of your property for you having NOT acted in time!....The longer you wait now the less you will be able to do anything!
