Legal Question in Real Estate Law in Pennsylvania
Partition of real estate
What should I expect to pay to have a property partitioned where the other party has made a low ball offer to buy and will not come up with a reasonable purchase price of the property?

Guessing the cost of any litigation is risky business, because you don't know how the other side will respond. If they or their lawyer fight you at every step, then the cost will be much higher than if they agree with you to all of the facts, and submit the dispute to the court to allow the court to determine how to partition the property. Rather than asking me, you need to sit down with the actual facts with a lawyer who practices in your jurisdiction to see what he or she would be willing to charge to do this work. A ballpark estimate? $3,500-10,000.
If the property cannot be partitioned, then the court may order the sale of the property; this is generally an inefficient process, with additional costs involved, and so the better way to go about the process is to do it yourselves. However, if the other side is unwilling to deal fairly, then sometimes bringing the partition action forces him to choose to spend money or an attorney, or instead start dealing fairly with the issue.
