Legal Question in Real Estate Law in Pennsylvania

I'm a pastor in central Pennsylvania. My elderly parishioner's grandson wants to purchase her home and allow her to live there until she enters a retirement home. What issues should she consider as she considers the grandson's proposal?

There may be a problem here. There is a lookback rule by dpw which may void the sale if it was not for value and especially if the transfer was to evade the rules regarding entering retirement homes.
