pennsylvania laws regarding sell of property with a deceased spouse with a livng adult child does he have right to his mother share of the sell on the property.

There are many issues to resolve in your question. How was title held by the deceased? Was there a will? Has the estate been probated and administered? If the mother was a surviving spouse of the deceased, she is entitled to at least a share of the estate.
