at what point can I back out of a real estate contract?

If the offer you submitted through your real estate agent has not yet been accepted by the seller, the real estate agent should allow you to withdraw your offer. Many times, however, the real estate agent is less than candid and tells the prospective buyer that he is bound by the offer he submitted. This is not true. The real estate agent is making these misleading statements to prevent the buyer from insisting on his rights to withdraw his or her offer, so that the agent does not lose his commission. But the law states that an offer can be withdrawn at any time before it is accepted by the other party.

If your offer has been accepted, if the agreement contained contingencies for inspections, it may also have included rights to terminate. Consult with a local real estate lawyer to review the agreement and advise you of your rights.
