how long does a neighbor's structure encroach your property before it becomes their property

exercised open, notorious, hostile, exclusive and continuous possession of the land, or any portion thereof, for a twenty-one year period,

Stevenson v. Stein, 412 Pa. 478, 480-481 (Pa. 1963)

Bottom line if anytime during the 21 year period permission is granted to maintain the encroachment the neighbor does not get the property.
