private property natural gas rights

In my deed my property excludes coal rights...there is no mention of natural gas rights..however going back over 90 years the first owners of this property secured the gas rights...however their heirs have not acted on those right for the entire time....is there a point that the gas rights would transfer with the property due to inactivity

You asked about mineral rights in your property.

You really need to speak with an attorney familiar with mineral rights in PA regarding this matter. My immediate thought is that you could seek to quiet title regarding such rights. When the coal rights were excepted natural gas was thought of as a nuisance and not as a commodity. Depending on the language of the deed you may in fact have the right to exploit the natural gas potential of your property.
