Legal Question in Real Estate Law in Pennsylvania

Property line

I purchased a home last year from an older lady. We signed the sales agreement and sent it to the broker. A few days later we were called back in to the seller's agent and told there was a problem with the recordbook number and the deed book number concerning a triangular piece of land appro. 4ft. We were given a map at this time showing the issue and stating that this piece was to be transferred from the adjacent property to ours (the owners of the adjacent property are the seller and her son). The seller's agent said that the property had not been added to the deedbook yet but was on the record book. Our folks wanted the DB number instead. We then said that we did not want to purchase the property without that piece as it blocks access to our backyard. We were assured that it was included by the agent and the seller's son and given the survey map to show the dimensions. Now the seller's son is saying that everything was verbal and has put a rope along the original property line. We cannot get to my backyard from either exit of my home. Can we do anything to make the agreement stick. I feel that the agent and the seller both lied just to make the sale. There is no other record except the map they gave us.

Yes, you may be able to enforce this transaction. Did you purchase title insurance? Did you have a buyer's agent or just a subagent?

You may need to retain an attorney familiar with real estate to make this right.
