property survey

Our land was surveyed when we purchased it. We were given a detailed map, but no written discription. We have lived by this map for 11 years, now our neighbors had their property surveyed. They do not match our map. Both surveyors say the measurements, on the map are the same, but when the pins are placed they aren't the same. How can this be, and how can we resolve this? My neighbors are now putting up a fence by their surveyor's pins. Are surveyors held accountable for their work? If not why even have a survey?

This is a common problem. If the maps are the same, then one of the surveyors has the physical measurement for the stakes wrong, or the starting points are different. Many times, the different start points can cause the error. You have several options:

1. Send a letter threatening a boundary line suit and cc. both surveyors.

2. Enter into a boundary line dispute with the neighbor.

3. Get a third surveyor to plot the surveys.
