Legal Question in Real Estate Law in Pennsylvania
We're trying to purchase a house. The realty agency we're dealing with has a "buyer pays fees" policy. We weren't told about this until after the contract with the seller was signed. As a result, and some informal legal advice, we did not sign the contract. Because of this, the realtor withdrew as our agent, even though the error was theirs. We are now left with no representation. We have gone through the inspection phase and there are some roofing issues which the seller will not fix. The inspection report indicated that algae and moss growing on the roof should be removed and then reinspected for any further problems. We asked the seller to clean the roof and they refused. Roofing issues can lead to a huge expense. Should we go forward? Can we withdraw from the contract? If we withdraw will our $1000 deposit be returned by the realtor? Thank you.
