Legal Question in Real Estate Law in Pennsylvania

Putting a lien on Real Property

If I someone is 50% owner on a mortgage, has not paid closing costs, any taxes, any property dues or mortgage payments, can put a lien on another home that they own? With this other home, the debtor is not on the mortgage of the property, but her name is on the deed to it. Can I even put a lien on her other home since she's not on the mortgage, or does her being on the deed of the property give me legal standing to put a lien on the home? How would I go about putting a lien on her property if I can?

Re: Putting a lien on Real Property

To simplify if some one owes you money you have to sue them. If you win a judgment against them and that judgment is filed with the Prothonotary then it clouds the title to all property they own. As that judgment will turn up on a title search.
