Legal Question in Real Estate Law in Pennsylvania
Raising Rent
If my apartment changes ownership and they do alot of external and landscaping improvements, can they raise my rent as much as $100.00 a month? No improvements were made inside my apartment.

Re: Raising Rent
If you are in the middle of your lease term, unless the lease allows the rent to be changed, your landlord cannot simply increase your rent. However, most leases permit the landlord to increase rent and change other terms by giving you written notice a certain number of days before the expiration of the term.
If your lease is a month to month lease, the amount of rent and other terms may be changed by the landlord giving you at least 30 days notice.
You may want to consult with an attorney for a careful review of your lease to determine your rights.
Re: Raising Rent
Your lease must be reviewed. If a landlord does improvements the right to raise the rent is fixed by the lease. It is impossible to answer your question without reviewing the lease. I suggest you consult legal counsel to review the lease. Once a lease term is over and a new term begins the landlord can give notice to raise the rental regardless of any improvements. Mere improvement to real estate do not give a landlord the right to raise your rent unless the lease allows it. If you are month to month the landlord can give thirty days notice to raise your rent for any reason.
