Legal Question in Real Estate Law in Pennsylvania

If I put all the money down on a house 20%/ and I am on both the Mortgage and the DEED and the wife is only on the DEED do I have a legal right to sell the house simply because I decide to. even against her wishes. We have lived here 2+ years and I have done a lot to work to it / painted through out/ new kit/ new roof/

No. If there is more than one person in title [on the Deed], property can be sold only if both agree.
