You could look online for "real estate lawyer" and the name of the county. The County Bar Associations may also be able to provide you with names of lawyers who handle real estate matters.
Title insurance premiums are based on the purchase price of the property and insure the buyer that s/he is getting good title to the property without any liens or claims on the property. It should be ordered in enough time before the closing, so that a search may be completed. The title company settlement clerk should conduct the closing so that the money and documents are properly processed. You could look online for title companies or agents in the area. Since real estate purchases are often the largest investment a person makes, you should protect that investment with title insurance. Otherwise, you might be buying "the Brooklyn Bridge" - you won't know if the seller has title and is able to legally convey the property to you.
If a Realtor is involved, it may help you get this information. Many title agents are related to Realtor offices., so try to find other lawyers and title companies to speak to.
This response is not legal advice, since I do not have all of the information that would be required, and I do not have a representation agreement with you.
* If the answers to your question confirm that you have a valid issue or worthwhile claim, your next step should almost always be to establish a dialog with a lawyer who can provide specific advice to you. Contact a lawyer in your county or township.
* Another reason for contacting a lawyer is that it is often impossible to give a good answer in the Internet Q&A format without having more information. The unique circumstances of your situation and things that you may not have thought to mention in your question may completely change the answer. If you want to be sure that you have a complete answer to your question and an understanding of what that answer means, establish a connection with a lawyer who practices in the area of your concern.
