Legal Question in Real Estate Law in Pennsylvania

I recently encountered a problem when selling my house that I had bought a year ago. I had an FHA loan, and an inspection from a person that ended up, what I believe down playing things as we walked around the house. I will get to the reason for this in a little bit... I being a first time home buyer was just so happy to get the inspection done, and it passed and I assumed all was good. The inspection company never sent me a copy of the inspection until a week ago surprisingly. Soon I got married and I decided to sell. In a year later the potential buyer's inspector said that we needed a new roof, signs of termites at one time, and possible leakage.

I came to find out that my real estate agent is part owner of the inspection company, and the person who inspected my house has the same last name (thinking husband). Is there something I can do about this? Anything I could look into? I wondered with how strict FHA was, how did the house pass? So, I called my mortgage company and they did not even have a copy of my inspection... also weird. My agent was Coldwell Banker, and mortgage company Coldwell Banker. So, this may be alot but there are so many potential rules or conflict of interest broke. The inspectore was also ASHI certified, which I read looks down on this... I need advice, help please.

Consult a reputable real estate lawyer in your area. This is not something you can do yourself, and there is no simple answer you could get on an internet Q&A.

This response is not legal advice, since I do not have all of the information that would be required, and I do not have a representation agreement with you.

* If the answers to your question confirm that you have a valid issue or worthwhile claim, your next step should almost always be to establish a dialog with a lawyer who can provide specific advice to you. Contact a lawyer in your county or township.

* Another reason for contacting a lawyer is that it is often impossible to give a good answer in the Internet Q&A format without having more information. The unique circumstances of your situation and things that you may not have thought to mention in your question may completely change the answer. If you want to be sure that you have a complete answer to your question and an understanding of what that answer means, establish a connection with a lawyer who practices in the area of your concern.
