Legal Question in Real Estate Law in Pennsylvania

I recently purchased a home in pennsylvania and was under the impression the home came with the pool, shed and home. Its states that in the real estate ads and and buyer agreement. I opted out of having the property surveyed due to cost. anyways it turns out the pool was actually on the neighbors property and not mine. What if any action can be taken., The way the layout of the property is I can see how it looked like it was on mine but the fact is it is not and they already took it down after discussions with them They have their property staked out and it was not on mine. What can I do? kevi

Unfortunately, you cannot rely on what the property looked like. The only way to be certain what is included or not is by getting a survey. If you have written material including the listing and especially the Seller's Property Disclosure Statement, which is required by law and must be part of the Agreement of Sale, those should disclose the existence (or non-existence) of the pool, shed and home.

Take all of the documents you have to a real estate lawyer in your area. The documents will have to be reviewed in order to tell you what options you have.
