Removing a name from the deed
My father put the deed to his house in his name, my name and my brothers name. My father would now like to remove my brothers name from the deed. Can this be done and completed without my brothers signature?

Unless something very unusual is involved in your case chances are he cannot be removed without his signature. I offer free consultations.

Depends upon whether: 1.) your brother ever received or gave any consideration for the property (this could be money, promises, or something of value or even a later action to do or not to do something, 2.) paid taxes on the property, maintained the property, managed the property, ext 3.) paid a portion of the initial sales price of the property...if none of the above, your father could act to remove your brother, however, even then your brother might still have a legal action against your father. All depends upon the facts, and the intention of the parties.
