Rights to use building on family land

Mom's land was signed over to us children and our spouses 2 1/2 yrs. ago and Mom has living rights till she dies. My brother & his son have an outbuilding on the land they use for storage & repair of their business equipment. They do not pay any rent for this bldg. When Mom dies we will probably have to sell the land. My brother would like to own the land. He is in poor health now and has no equity or money to buy out the rest of us. If Mom dies first, what problems could this present and how could they be handled fairly for all of us without causing any family fued? If my brother dies before Mom, what rights does his son have to keep using the bldg.? Also can any of this land be sold or given away (by us or by Mom)to anyone while Mom is still living?

It's really important that you engage an attorney to look at the documents that govern so that he can s/he can help sort things out.

There are many ways to achieve the goals that everyone wants and to minimize family strees. But you need to act ahead of time.
