Legal Question in Real Estate Law in Pennsylvania
Rights to Ingress/Egress
I am interested in purchasing a 3.5 acre piece of land in Chester County that is landlocked. There is a visible easement into the property, which is located on someone else's property. I can't seem to find a clause in his deed allowing me the right of ingress/egress. Would I be able to secure an easment by necessity or implication if this were to go to court? Is it permissible in PA to sell property that is landlocked?

Re: Rights to Ingress/Egress
This is difficult to answer without looking at a plot plan. If the owner who is selling you the property also owns the property between that being sold and the road, you most likely get an implied easmement. Beyond that I would be guessing without examining the plans and legal descriptions. I am located in Media. Give me a call 610 565-3700 x242
