What are my rights, paid for home in parents name

My parents acquired a home for $2000.00 approximately 12 years ago. My parents verbally stated they would give me the house, I would have to fix it. The home was completely gutted, I have invested $15000.00 into the home, everything in the home is paid for and I am past the point of being able to back out. I have asked them on several occasions about going to the lawyer to get my name put on the deed with my parents. They stated this was my house and they would have a few stipulations, due to the house being alongside their home. I contacted my mother and she got very angry that I would ask this, she stated I do not trust her, however I want to protect myself. I do have a sister and I want to prevent my parents or sister getting the home and making me buy it after I have paid for it. The home is almost complete and I was trying to get them to put my name on it prior to investing any more money. What are my rights? I had to build the home, electric, plumbing, heating, walls, drywall, framing, etc.

Unfortunately, some of the most difficult situations involve family and friends, as you are discovering. My recommendation is to retain legal counsel to negotiate a solution for you ASAP. If your family is unwilling to place you on title or title the property to you directly, you will need to pursue a civil suit prior to your statute of limitations running out. If that happens you will be out of luck.
