is there a sample letter of an intent to purchase a property that has to have a contingency clause that the when we sell our property we will purchase the new property

Realtors have standard forms such as the one you are asking about.

You really should have a lawyer represent you when you are buying or selling property. This is even more important in a non-Realtor purchase than it is when there is a Realtor involved.
