Whereby the seller is keeping all mineral rights; Can I add "liability conditions" in a residential purchase agreement to protect me from future "possible" well water contamination from Marcellus shale wells?

You can add whatever you want as long as the other party agrees. That said I would find a lawyer who is familiar with land deals involving gas wells so that you can be properly protected.
