I am the seller on a land contract and i want to break the contract. What do I need to do?

You asked about breaking a contract.

Unfortunately breaking a contract for the sale of real estate is among the most difficult of propositions. Real estate is thought to be unique and because of this the seller who balks can be forced to complete the sale by the buyer who entered the contract. It helps to think of it this way, the sale actually took place when the contract was entered and the closing is just the finalization of the sale.

Like anything, getting your way will depend on how much money the parties are willing to throw at a situation. You may be able to offer the seller a small or not so small amount to walk away from the transaction. On the other hand the purchaser may be ready and able to force the sale to be completed.
