Seller misrepresented house on the disclosure

We purchased our house ~4 months ago, the previous owner lives next door. We have run into many issues wit the home (maintenance, mechnical, etc). We turned the air on for the first time to find out it only cool 1.5 floors of our 3 story home. We brought in a tech who said the unit was undersized (the previous owner had it installed) and it could have never cooled off the house. He never said anything on the disclosure about the AC not cooling the entire home. Also, there have been numerous leaks, etc in the home that were not disclosed. We had water come into the basement that the previous owner later agreed to verbally knowing about, didn't include on the disclosure. We did not have a home inspection (the time of year we bought the house would have precluded the AC from being tested). What is our recourse here with this home/previous owner? Thank you.

Your remedy may be the cost of repair and/or replacement depending upon a few factors.
