selling house
I am attempting to sell my family home to my nephew via an article of agreement and wish to know where I can go to find this form or have it drawn up and can I do this without a lawyer?

I am not familiar with "articles of agreement". Generally, in PA parties enter into a contract or agreement of sale that spells out who is buying, who is selling, the purchase price, deposit amount, date of closing, and any other conditions. The title is transferred at closing by the current owner signing a deed that names the buyer as the new owner. Affidavits must also be filed with respect to the value of the property, and transfer taxes may be payable at the time the deed is presented for recording at the County Clerk.
If you and your nephew want to just have the closing, it would be advisable for your nephew to involve a title insurance company. There is a premium (cost) for title insurance and the closing services.
Unless you are really familiar with the local forms, you should consult an attorney to assist you in documenting this transfer, preparing the necessary documents, and seeing that they are properly signed and recorded.

I do not recommend that you attempt to handle this matter without an attorney. There are too many things that could go wrong if you handle this yourself. There are deeds that have to prepared, tax implications and title insurance has to be ordered. I suggest you hire an attorney. The cost is not that substantial.
